In Retreat, Steel Fails Before Plaster Does

Retreat sits close enough to False Bay that salt-laden air is a daily fact, and the summer south-easter drives it inland across the suburb. Salt is far harder on metal than on masonry, so the first thing to fail on a Retreat property is almost never the walls – it is the burglar bars, the security gates, the carport frame, the garage door and any exposed roof sheeting. Once rust gets under a coating it spreads sideways beneath the film, and painting over it just hides the progress for a year.

The correct sequence on steel is not complicated but it is regularly skipped: remove loose rust back to sound metal, treat what remains with a rust converter or an appropriate metal primer, then topcoat. A single coat of enamel straight over rusty bars looks fine on handover day and is bubbling within eighteen months. If a quote lists steelwork without a separate preparation line, that is worth questioning.

On the masonry side, Retreat has sandy ground and a good deal of 1960s to 1980s stock, some of it with older or bridged damp courses. Salt in the ground and salt in the air both mean efflorescence – that white powdery bloom – is common on exterior walls. It needs brushing off dry and the source addressed, not sealing under a coat of paint, which simply lifts the film later.

• Steel bars, gates and railings: wire brush or grind back to sound metal, apply a rust converter or a zinc-rich metal primer, then two coats of a quality enamel. The primer is the part that does the work
• Galvanised sheeting and gutters: a galvanised-iron primer before any topcoat. Standard primers do not adhere properly to galvanising and will peel in sheets
• Exterior walls: a good exterior acrylic such as Plascon Wall & All or Dulux Weatherguard. Salt exposure means the cheap products chalk noticeably faster here
• Efflorescence on walls: brush off dry, identify where the moisture is coming from, and only then paint. Sealing salt under a film guarantees the coat lifts
• Metal roofs: a rust-inhibiting primer on any bare or treated area, then a proper roof coating. Coating over live rust on a Retreat roof buys very little time
• Interiors: a washable low-sheen on walls and a water-based enamel on doors and frames – durable, and easy to touch up later
