Tokai Is the Wettest, Shadiest Place to Own Paintwork

Sitting against the mountain and the forest edge, Tokai catches noticeably more rain than the Cape Flats and holds it longer. Add the shade from the plantation edge and the mature planting through the older streets, and you get walls that stay damp for weeks at a time in winter. Algae and mould are not an occasional problem here, they are the default condition of any south or east-facing wall that has not been treated.

That has two practical consequences. First, a fungicidal wash is a mandatory preparation step on shaded elevations, applied at the right dilution, left for its contact time and rinsed – not a quick spray before the roller comes out. Second, the topcoat needs a fungicide package in it. The gap between a mid-tier and a premium exterior acrylic is wider in Tokai than almost anywhere else in Cape Town, because the conditions punish the cheaper film.

The third Tokai-specific issue is water at ground level. Runoff coming off the higher ground finds its way to the base of walls, and on properties without good surface drainage that shows up as damp low on the exterior and staining along the bottom courses. Paint will not hold on that, and no coating will fix a drainage problem. Where an estate or HOA is involved there is a fourth layer: an approved colour palette, which needs confirming in writing before anything is tinted.

When to Paint in Tokai

The exterior season is shorter here than anywhere else in the Southern Suburbs. Treat December to March as the dependable window and plan the preparation to happen before it.

  • Do fungicidal treatment in late spring so the wall has weeks to dry down before the finish coats go on in summer

  • Check surface drainage at the end of winter, while you can see where water actually runs. That is the only time of year the problem is visible

Products That Survive Tokai Conditions

  • All exterior walls: a premium exterior acrylic with a fungicide package – Dulux Weatherguard or Plascon Wall & All. In these conditions the cheaper products are a false economy measured in years, not rands
  • Textured or crazed plaster: Plascon Micatex, which builds enough film to cope with movement and fine cracking on older render
  • Shaded and forest-side elevations: fungicidal wash first, full contact time, rinsed and dried. This is the single step that determines whether the job lasts
  • Concrete tile roofs: moss removal, primer on porous tile, then two coats of roof coating. Roofs go green fast on this side of the valley
  • Exterior timber: a penetrating sealer such as Woodoc 30 for natural finishes, or a water-based enamel where painted. Recoat on a two to three year cycle, not an eight year one
  • Estate colours: tint from the approved code and keep the batch numbers. Touching up later from a different batch on a large elevation is visible

Why does mould come back on my Tokai walls so quickly?
High rainfall, deep shade and slow drying is close to ideal for it. If it was painted over rather than killed off, it survives under the film and returns within a season. The combination that works is a proper fungicidal wash with full contact time, followed by a topcoat that contains a fungicide.
Do I need HOA approval before painting?
